The pricing tool generates a site estimate, suggested list price, and ready-to-paste MLS descriptions. You create the second listing in your own MLS account. TX Land & Home holds no co-list position.

Your listing reaches the full home-buyer market.

The package listing is filed as Single Family Residential / New Construction, the category most buyers search. USDA, VA, FHA, and Conventional financing are all available to qualified buyers. The land-only listing stays active alongside it.

A buyer goes under contract.

TX Land & Home is notified, the build process starts, the factory order is placed for Factory packages, or the builder breaks ground for BOYL. Your GC manages construction. You manage the buyer relationship as you normally would.

Construction completes and you close.

Factory packages typically close in 90 to 120 days, BOYL packages in 6 to 18 months. Permanent financing funds, title transfers, and you earn commission on the full package price. TX Land & Home is paid from home proceeds at close, nothing comes out of your commission.
