What is a Land & Home package?

A Land & Home package pairs a buildable rural Texas lot with a brand-new factory-built or built-on-your-lot home, sold as one financeable transaction that qualifies for USDA, VA, FHA, and conventional loans.

What is a Land & Home package?

A Land & Home package pairs a buildable rural Texas lot with a brand-new home and sells the two together as a single, financeable transaction. Instead of buying raw land for cash and figuring out the home later, you get one package — land, home, and the site work that connects them — that a lender can finance with a single loan.

TX Land & Home supplies the home in one of two ways:

  • Factory-built — a brand-new, code-compliant home built for your lot, placed on a permanent foundation.
  • Built on your lot (BOYL) — a custom or semi-custom home built on-site by a vetted builder partner.

Either way, TX Land & Home coordinates the site work that turns raw dirt into a move-in-ready property: foundation, well, septic, electric service, and driveway.

Why does bundling land and home matter?

A land-only listing can only be bought by someone with the cash — or the specialized land loan — to purchase dirt. That's a small slice of the market. A Land & Home package, because it delivers a finished home on a permanent foundation, opens the door to the much larger pool of buyers who qualify for a home mortgage, including the 0%-down government programs that are otherwise hard to access on rural new construction.

Three things tend to stand out versus buying land and building on your own:

  1. Price — factory-direct supply pricing is typically well below what an individual can access independently.
  2. Speed — a factory-built package generally runs about 90 to 120 days from contract to move-in, versus 12 to 24 months for a comparable site-built home.
  3. Financing — because the finished home is real property on a permanent foundation, the package qualifies for USDA, VA, FHA, and conventional loans — including 0%-down USDA and VA where you're eligible.

What's included in a Land & Home package?

ComponentWhat it covers
LandA buildable rural parcel (agents and sellers bring the land; TX Land & Home builds the package on it)
HomeA new factory-built home, or a built-on-your-lot home from a vetted builder
Site workFoundation, well, septic, electric service, driveway — the work that makes the home livable
Financing pathStructured to qualify for USDA, VA, FHA, or conventional loans

What does a Land & Home package cost?

Factory-built Land & Home packages typically list between $199,000 and $280,000, depending on land cost, home model, and site conditions. Built-on-your-lot (BOYL) packages generally run higher — often $400,000 and up — because the home is a full custom build.

The biggest variables are land price, home model, and site conditions like terrain, utility availability, and access. These are working estimates, not commitments — final pricing depends on a contractor's site assessment and your final home selection. Who is a Land & Home package right for?

Buyers who want rural land — space, privacy, and affordability — especially those who qualify for USDA, VA, FHA, or conventional financing. Factory-built is particularly strong for first-time buyers who can't put 20 to 25% down on raw land, and for veterans using VA benefits. If you want more design control and have more capital to deploy, the BOYL path is the right fit. Both are core offerings — neither is secondary.
